Key points
- No system is best in absolute terms; the choice depends on use, budget, time, fire, climate and requirements.
- Modular: McKinsey cites 20–50% faster delivery and up to 20% savings, given scale and repetition.
- Plastic-cored sandwich panels are fast but combustible; rock wool is the non-combustible option.
- Any system must meet the Saudi Building Code: structural, fire and energy (U-value).
The question we hear most often: "I want an annex, an extra room or a house quickly and at lower cost — what's best?" The answer starts with a comparison.
1) The comparison table
| System | Speed | Thermal insulation | Fire | Main caution | Guide |
|---|---|---|---|---|---|
| Concrete frame and concrete block | Slower | Needs added insulation | Non-combustible | Workmanship, curing and insulation quality | Concrete · Blocks |
| AAC blocks | Faster to lay | Good by nature1 | Non-combustible | Lower strength, special finish and mortar | AAC |
| ICF | Medium | Excellent and continuous2 | Concrete; foam needs protection | Termites for untreated foam, and waterproofing below grade2 | ICF |
| Light steel framing | Fast | Needs continuous insulation | Steel doesn't burn3 | Corrosion and thermal bridging | Steel framing |
| Sandwich panels | Very fast | Good in one panel4 | Plastic cores are combustible4 | Fire and joints | Sandwich panels |
| Modular (prefabricated units) | 20–50% faster5 | Depends on design | Depends on materials | Logistics and assembly challenges, and a risk of loss if delivery or material costs rise5 | Prefab construction |
| 3D printing | Fast for walls | Needs an extra solution | Evaluated under AC5096 | Young technology | 3D printing |
Cells without a reference number are general guidance ratings; details and sources are in each guide.
2) How to choose
- A light annex or roof room: weight matters, so light systems (steel framing, AAC, sandwich panels with a non-combustible core) are candidates, after an engineer confirms the existing building can carry it.
- A permanent house: durability, fire and insulation come first; concrete and block with good insulation, AAC, ICF, or a well-designed steel frame.
- A large repetitive project: modular gives the greatest benefit with repetition and scale5.
- A warehouse or cold room: sandwich panels are widespread, with a suitable core choice and fire precautions4.
3) Decision questions: duration, approvals, maintenance, expansion
| Question | Why it matters |
|---|---|
| How long can the project take? | Prefab and precast systems shorten site time, but manufacturing and transport need early planning. See Prefab and Precast concrete |
| Is the system accepted for the building permit? | Designs are reviewed for compliance with the Saudi Building Code7; ask the engineering office early. 3D printing has its own evaluation criteria6 |
| Who will maintain it later? | Availability of contractors, parts and expertise in your city |
| Will you expand later? | Some systems are hard to modify or open up; discuss expansion before design |
| What are the risks in your climate? | Rust for steel frames, termites for untreated foam2, thermal bridges |

4) Constants for every system
- An approved structural design, and a soil investigation for new buildings. See soil.
- Meeting fire and civil defence requirements.
- Achieving the U-value required by the energy code8.
- Sound waterproofing of roof and foundations.
- A written warranty and clear construction details.
