Key points
- Efflorescence is white salt deposits that need both salt and moisture; if it keeps appearing, postpone painting.
- Peeling happens when moisture gets through the paint and pushes it off the surface; the fix starts with stopping the moisture source.
- Causes of blistering include painting a damp or dirty surface, or recoating before the first coat has dried.
- The base of walls and facades must not stay wet from irrigation or downpipes, or the problems will return.
Exterior paint, stone and tiles are not just decoration; they are a protective layer for the wall. Most failures come from water and salts behind them, not from the paint quality alone.
1) Common problems and causes
| Problem | Cause | First step |
|---|---|---|
| Efflorescence (white salts) | Salts already in building materials carried to the surface by water; needs both salt and moisture1 | Stop the water source, and if it persists, postpone painting1 |
| Peeling | Moisture gets through the paint film and pushes it off the surface2 | Fix the moisture source before repainting |
| Blistering | Causes include a damp or dirty surface, or applying the second coat before the first dried3 | Wait until fully dry, sand and clean, then repaint3 |

2) Water first
- Do not let irrigation, downpipe or AC water wet the base of the facade or boundary wall. See water around the building.
- Cracks in external render are repaired before painting; suitable fillers are in sealants and fillers.
- Rising damp is usually linked to a missing or weak damp-proof layer4; paint alone does not fix it.
3) Questions before choosing
| Finish | Ask about (practical advice) |
|---|---|
| Exterior paint | Does the data sheet say it is for exterior use with UV resistance? The right primer for the surface? Recoat time? See paint types |
| Stone | Fixing method (adhesive or mechanical) at height, the stone's porosity and staining, and movement joints |
| Exterior tiles | Adhesive suitable for exterior use and heat, at least 95% coverage outdoors5, and movement joints. See tile adhesive |
| Metalwork (doors, railings) | Rust treatment and a suitable coating, especially near the sea. See gates and walls |
4) What makes them last
- A yearly facade check: cracks, damp patches, peeling, rust. See the maintenance plan.
- Fix problems while small, before they spread.
- Keep some of the same paint (same colour code and batch) for touch-ups.
- Clean the facade as the product allows, without high-pressure water on joints and porous stone.
