Key points

  • Ministry of Commerce: electrical appliance warranties are at least two years, extended by any delay in providing spare parts or starting and completing repairs.
  • The warranty applies only if the fault is not caused by consumer misuse or ignoring the producer's recommendations.
  • Building hidden defects insurance runs 10 years from completion and the occupancy certificate, covering the structure and items including external roof waterproofing.
  • Contractor and material warranties (waterproofing, installation) are contractual; get them in writing with clear duration and coverage.

A home has many warranties: appliances, materials, contractor work and building insurance. Their value shows when something fails, and is lost if the paperwork is missing or the conditions were broken.

1) Types of warranty

TypeWhat official sources say
Electrical appliances (AC, heater, washer, fridge...)Warranty of at least two years, extended by the length of any delay in providing spare parts or starting and completing repairs1
The building (structure)Mandatory hidden defects insurance for 10 years from completion and the occupancy certificate, covering structural defects and resulting damage, and its main basic covers also include waterproofing of external roofs2
Contractor work and materials (waterproofing, tiles, paint, services)A contractual warranty per the contract or supplier certificate; get it in writing (practical advice)

2) What can void a warranty?

  • An appliance warranty applies only if the fault is not caused by consumer misuse or ignoring the producer's recommendations1.
  • In practice: installation by a non-approved installer where the maker requires one, opening the unit outside the agent, or running it on unsuitable voltage or conditions. See voltage and plugs (practical advice).
  • For waterproofing and tiling: later alterations by another contractor can lead to disputes over responsibility; document the condition before any change.

3) The warranty file

  1. A copy of the invoice, warranty card and serial number for each appliance.
  2. Installation date and installer.
  3. Waterproofing and material warranty certificates, and the contractor agreement with its warranty clauses.
  4. The hidden defects insurance policy and occupancy certificate.
  5. A table of expiry dates, reviewed a month before each ends (practical advice).

All of this belongs with the handover documents and the maintenance log.

4) When something fails

  • Photograph the fault and note the date, and stop the damage if you can (switch off power or close the water valve).
  • Contact the agent or contractor in writing and keep the ticket number.
  • If spare parts or repairs are delayed, the warranty extends by the delay1.

5) After the warranty ends

Practical advice:

  • Preventive maintenance extends appliance life more than repair after failure. See the maintenance plan.
  • Before an expensive repair on an old appliance, compare it with a new, more efficient one and read the efficiency label. See AC and water heaters.
  • Ask the technician for an invoice naming the replaced part and its warranty.
